Established in 1924, F.I. GREY & SON, INC. is one of the oldest real estate firms in the State of Florida. Founded in New Port Richey, on the Gulf Coast, the credentials of the Brokers have been well established over the past 88 years. As leaders in the community, the Brokers have served as Mayors, Councilmen, County Commissioners and Presidents of the Chamber of Commerce, to name a few.
Influenced by the proximity of their home office in the West Pasco area, the main focus of the F.I. Grey team is to serve the Greater Metro Tampa Bay Market including Hillsborough, Pinellas, Hernando and Citrus Counties. Did you know that approximately 70% of the phone calls placed to Realtors are due to sign placement? F. I. Grey & Son, Inc. understands the importance of signage and its placement; therefore, our signs are 4' x4' and mounted by two posts. Signage is usually installed within two days of the sign order, unless abnormal circumstances are involved.
Our Commercial Sales and Leasing divisions are located at the northeast corner of US Highway 19 and Main Street in New Port Richey, FL. One marketing opportunity unique to F. I. Grey & Son, Inc. is the large, lighted marquee sign, which fronts US Highway 19. In 2005 the Florida Department of Transportation reported a traffic flow in excess of 63,000 vehicles a day!
We are proud members of the West Pasco Board of Realtors (WPBOR) and Florida Gulfcoast Association of Realtors (FGCAR). These affiliations provide us with opportunities to network and share property information with other real estate professionals. We regularly attend “pitch sessions” where we are able to promote our listings, pass out fliers, etc.
Founded in 1993. FCBN (Florida Commercial Brokers Network) is an exclusive and growing network of commercial service realtors, offering a statewide presence in all the major markets. Membership is by invitation only. Through this network we have developed a culture of cooperation, statewide, not typically present in the highly competitive environment of commercial real estate.
Through this network we are able to leverage our strengths and specialties for benefit of our clients. We can therefore provide virtually every real estate service including auction, leasing, management, consulting, appraisal and sales. The network meets quarterly in alternating markets throughout the state to discuss properties. Share marketing techniques and trends, develop presentation skills and promote our clients properties to the group on a personal and more effective level. Approximately 89% of buyers research listings via the Internet; therefore, we advertise in various commercial real estate sites. These sites in turn “push” or link the information to other sites and those sites do the same. Here are some of the data entry sites used by F. I. Grey & Son:
Upon securing a listing, a summary package is prepared for distribution. This package outlines the listing’s features; which may include, surveys, plat maps, location maps, zoning restrictions, etc. We feel that an impressive listing package is one of the most important forms of information exchange; therefore, preparing this package is the very first step in our marketing process. After the package is prepared it is sent to all the associates and presented at the weekly sales associate’s meeting. Once all the agents are aware of the new listing, we add the package to the Available Listings Book. The book’s purpose is to provide a central location of our listings for inquiry calls, faxing, email, etc.
In addition to Internet Advertising, direct mailings have proven to be very effective. A brochure, letter, or postcard is prepared; which outlines the listing’s features and is then mailed to the “most likely” user. For example, a brochure of a medical/professional office would likely be mailed to several hundred physicians, certified public accountants, lawyers, and other professionals who might be interested in the space.
We participate in advertising through various different local and national publications. Some publications are for targeted viewers and may not be suitable for certain types of listings.
Florida's West Coast Commercial Real Estate Magazine
A magazine dedicated to commercial real estate. Ads are unique and prepared according to the listing details. Its circulation covers mostly Florida’s west-central coast.
Florida Commercial Broker’s Network S.N.O.W. Book
This publication is prepared bi-monthly to correspond with the member’s meetings. The book is utilized for “pitch” sessions, mailings, etc.
Miscellaneous Publications
Even though the above publications have proven to be very effective, property specific publications may be used. For example, when listing a storage facility, we may opt to use MiniMobile Messenger. Due the unique nature of every property this option will be used as needed.
